1. Financial Planning and Funding
Set Your Budget Before You Start Your Search. Before beginning your search for a dream home, it's important to establish a clear budget. It is always easier and quicker if you have the funds already. Foreign banks typically do not offer mortgages for properties in Spain. However, you may be able to use your existing property as collateral to finance a vacation home abroad. Contact your bank for more information. Additionally, consult with the banks here to explore the most suitable financing options.

2. Choosing the Right Home for You
Prioritize Your Preferences and Start Your Search. Once your budget is set, focus on your priorities for your future home. Think about what matters most—whether it’s a stunning view, high-end features, optimal sunlight, or proximity to the beach. Buying property in Gran Canaria can be complex due to various agencies, languages, regulations, and technical terms. 3. Property Viewings
To make the most of your time, it's important to be well-prepared before property viewings. During the viewing, take your time and feel free to ask your agent any questions. Keep in mind that the viewing acts as an inspection, and you are purchasing the property as-is.

4. Offer Negotiation
After making an offer on the property you have chosen, make sure you’re well-prepared, available, and have your financing in place. Focus on a single property. We will help you through the process with making sure you will have the best price possible. Rest assured, you will be kept informed throughout the entire process.

5. Signing the Reservation Contract (Arras)
Once your offer is accepted, the agent will collect necessary documents, prepare and send a reservation agreement to both the buyer and the seller. Both parties sign the contract and review all the details. The buyer then transfers a 10% deposit to officially reserve the property.

6. Preparation for the Notary
After the reservation, it is always up to the buyer to choose the notary. If you are unsure, your agent can make suggestions, since we work with different notaries daily. After choosing, we will set a date that is suitable for everyone and we will send all the necessary documents to the Notary for the final signing. This process is made by your agent, who will ask you for any documents that are requested by the notary.

7. Transfer of the funds
On the day of the final singning, the rest of the funds need to be on the Notaries Secure Client Account. In case of an international transfer we ask you to make the transfer a couple of working days before to ensure that the funds arrive in time.

8. Final signing at the Notary
The final step in the process is the signing of the deed at the notary and handover of the property. The buyer, seller, and agent meet at the Notary Public's office, where the deed is officially registered. All financial transactions are completed at this stage—the purchase funds are transferred to the seller, and the keys are handed over to the buyer. You will receive the initial deed called The Nota Simple. ​

9. After the Notary
After the Notary you will have to pay the 6,5% Property Purchase tax to the government, the notary fees and the land registry. We will help you with all these things. After both sides have paid their taxes the very final deed is being prepared by the Notary. Your final deed is ready to be picked up in approximately 2 months. Within this time we can also help you with changing the contracts of water, electricity etc to your name, so you can have a fresh relaxing start!
